youll want to write up a contract for him, you can find beat contracts online.
and specify if its a lease or an exclusive purchase.
if its a lease, send him a two track .wav (and remember to specify in the contract how many copies he can press, and that by leasing it, this makes your beat availible to other artists as well)
if its and exclusive purchase, send him the multitracked beat so he can mix it himself as well as a two track .wav (and remember to specify that this beat is entirely his and you usually charge a higher price for these because its exclusive to the purchaser)
if you want to use it on an instrumental beat tape of yours in the future you might want to sepcify that in your lease as well, even if its exclusive.
if you use samples, be sure to sepcify that it is 100% the responsibility of the client to clear the sample (if he/she wants to) and not your responsibility.
as a rule of thumb i leave around 2 db of headroom in my two track beats so they dont overlimit and sound like garbage when someone tries to record over them.
this should get you started
